Tips for Writing Great Vacation Rental Listing Descriptions to Increase Your Occupancy Rates for Good

It doesn't matter if you're a total newbie and getting started, or you've been hosting guests for years, you should be aware that your vacation rental listing descriptions are very vital to your rental conversions. Your descriptions will determine if a potential guest will book your accommodation or not!

 

Think of it this way... 

 

Your rental description is the voice that speaks to your potential guests, and your job is to get the guests liking your vacation rental listings by speaking to their needs. Guests are searching for the perfect stay and your description will play a major role in helping them make a booking decision.

Speak to your target guest audience in your brand voice

You know your target guest audience better than anyone else, so keep them in mind as you write your vacation rental listing descriptions. Write about things your potential guests care about. Don't over complicate this! Keep your listing descriptions short, to the point and compelling enough to trigger the desired emotions. Knowing your target audience is key!


Take a few moments to plan out your listing format before writing

Once you have a great idea for your vacation rental listing description, write the first draft. Some hosts like to start with the title and then work on the paragraphs. Other hosts like to start with maybe a subtitle and the whole breakdown of the actual description and go from there. 

Choose the method that works for you, and making sure your potential guests can easily navigate the description by adding bullet-points, etc.


Don’t forget to add nice pictures... it's critical

DO NOT SLEEP ON THIS... be sure to include as many high-quality pictures of your vacation rental home to post on your direct booking website and any third-party OTA platforms like Airbnb. You can also add pictures in your description which will break up the text and make it more readable. 

Pictures can also convey the right emotions that are hard to express with words. Remember, pictures tell 1000 stories so include the best ones.


Edit carefully before posting your rental listing description

Once you’re happy with your listing description, put it aside for 24-48 hours, and then re-read it. You’ll probably find a few things you want to add, and a couple more that you want to takeaway. Have a friend or colleague look it over to make sure there are no mistakes. You could also have past guests read your listing description to get their input. 

When your vacation rental listing description is error-free, set it up in your direct booking website and any OTA platforms like Airbnb, VRBO and Booking.com and publish it for the world to see.
